This article explains the precaution to be taken while buying a plot of land or building a dwelling place.
If you want your building a strong one, do not sit idle but supervise constantly important aspects like ratio in which concrete is mixed and cement plastering is made especially in between the bricks without gap so that the walls will be stronger besides usage of proper materials. It is possible to alter the position of windows or doors if the foundation is not a pile foundation. Hence you have to decide on this count also.

In case you decide to go for an apartment instead of an independent house, how can you avoid being cheated? Here also most of the steps are similar to what you do if you build your own house like the area where the flats or apartments are to be built, the credibility of the documents and its owner, whether approval had been obtained from respective authorities for building and selling both for the lands and documents etc. Get the certified copies of all documents that prove the undisputed ownership, non encumbrance etc and consult a lawyer to check whether every document is clear and legally valid. If the builder is building on a land not owned by him at the request of another person, there should be a valid agreement to this effect between both the persons. In the case of the land, there should be valid sale deed, proof for purchase of it by the owner, the authenticity of the seller of that land, legal ownership of the person owning it through a registered will or a judicial order, non encumbrance certificate to be obtained from the registration authority for the last 30 years, land taxation document to prove that the present owner is the person liable to pay the taxes on it, proof to show that the land is within the urban ceiling laws etc. Since you are not buying a part of the land but the right on a portion of the land owned by you otherwise known as an undivided share, the sale deed for the portion must be got registered under the relevant land registration laws before the apartment or flat is built.
