This article explains the precaution to be taken while buying a plot of land or building a dwelling place.

If you prefer a corner plot ensure that it is well away from the road, sufficient vacant space is allowed for the roads on its either side as otherwise your plot size may get reduced when the road is built. Hence it is necessary that the owner has not charged for the splay- the space allowed for the roads but only for the plot. However, it is better to avoid corner plot as it is easily approachable by thieves or tress passers or it is likely to be damaged when the vehicles hit the compound wall by accident or it gets a lot of dust due to movement of vehicles. A plot adjacent to roads has these impediments.

After checking all these, if you are satisfied, you may go ahead with the purchase provided the clearance is given by your lawyer and the architect. Ensure that the seller gives the plan of the plot location that tallies with the one approved by the Authorities, the clear layout design with boundaries properly marked, the original ownership deed, signs the sale deed in the presence of appropriate authorities on proper stamped papers approved by the government, signs the documents at the time of registration before the appropriate authorities, transfer certificate duly approved, possession certificate handed over etc. This requires the help of a well informed lawyer and person. Once this is done, get the plot surveyed properly so that you can erect a compound wall to desist tress passers in your absence till you build your house. If need be, you can issue a public notice in a few wide circulated newspapers intimating your intention to buy the land and to lay claims if any who think that they have also a share in the land so that you would not be held responsible for any claims later. After the compound is erected with a gate, lock it with a board inside indicating that the site belongs to you, mentioning your address and phone number. If you cannot visit it frequently to ensure that it is not tress passed, better employ a watchman or security personnel through a security agency.
