Location, location, location: choosing the right suburb.

Finding the right place for you, finding the ideal home is one thing, but what about finding the right suburb? We took a look at some of the most important things to consider before making a move. When searching the whole package for your dream home, its not just inspecting the rooms and outdoor areas. There are many neighbourhood issues to take into consideration for example, what the neighbours are like, traffic, aircraft noise, parking availability, what the rest of the houses in the street look like.

Tip, visit the neighbourhood before you buy, visit the property and surrounding area at different times of the day and observe whats happening. The last thing you want is one of the factors in the previous list affecting your quality of life once you have moved in. Try to find out as much as you can about your new neighbours. Do they have noisy dogs, is their house neat and tidy?.

Think about the big picture, if you find yourself moving further and further away from your preferred suburbs just to get extra space, you need to stop and consider, is the extra bedroom really worth it? Will you be happy in a bigger house but not the ideal suburb? The suburb you move into will become a big part of your life so its important you make the right decision.

Things to consider, are there adequate transport facilities? will you have to commute far to work? Do you like the surrounding area and the facilities it offers and are there suitable amenities nearby for your needs. Do you feel you could make friends there and settling in to the suburb, if you plan on starting a family, are there enough related services nearby such as parks, childcare centres, hospitals, schools.

Think about your commute, the last thing any one wants is the ideal home but a two hour commute to and from work each day. What may seem like the ideal set up can soon turn into a nightmare if half your life is spent travelling. If you want to be near family and friends this also needs to be a consideration.

Tip, do a test run, once you have decided on certain areas, do test runs and see how long it will take to get to work. Be sure you drive or catch public transport at the time you would normally travel. This can be a real eye opener as what you would be dealing with every day.

Do the facilities fit your life style, some of the factors you may need to consider include, are there shopping and retail outlets near, what types cafes and restaurants are nearby. Decide whats really important, is a cafe life style high on your agenda or would you rather be close to good schools and recreational facilities. Remember you will live with your new suburb’s people, facilities and vibe for years to come so it’s important to consider all the above factors when it comes to choosing the right neighbourhood for you.
