1. Before letting out your property check the potential tenants credit history, references and background. Not screening properly the tenants can result in a variety of problems such as not being responsible of his financial obligations or the lack of respect for the rented property.
2. Ensure that you have every important fact of the rental agreement in writing. Gather a check-in report; agree upon when interim reports will be drafted. Include in the rental contract when and how the landlord can enter the premises of the rented unit and who will take care of the maintenance if something unexpected occurs. Finally mention when the rent fee has to be paid and how long will be the tenancy period.
3. Set up a fair, clear method of collecting, holding and returning of the security deposit. Write down the condition of the property before letting it, if it is possible make a video footage. This will prevent disputes concerning the deposits.
