<p>A wife can perk up a boring marriage by sending the children to Grandma&#8217;s for the night and meeting her husband at the door in a new, see-through negligee &ndash; right? Wrong! Sex is only one part of romance &ndash; and not necessarily the most important part. While it&#8217;s fine to plan sexy surprises for your mate, rescuing a tired relationship from the doldrums takes much more. The first step towards restoring romance to your marriage is to realize that, in a long-term relationship, &#8220;flat&#8221; periods are normal. It&#8217;s neither possible nor desirable for people to always be at the peak of passion.</p>
<h3>Reality Check for Husband and Wife</h3>
<p>It&#8217;s also helpful to understand that men and women regard romance quiet differently. The female view of &#8220;love&#8221; is illustrated (in exaggerated manner) in popular romance novels, where, typically, the hero proves he will overcome any obstacle &ndash; including the heroine&#8217;s own resistance &ndash; to win the object of his passion. Sex often plays a very small part in these books.</p>
<p>What readers find exciting is the idea of a man&#8217;s being totally focused on the women he desires. In real life no matter how &#8220;old&#8221; relationships become, women continue to feel their mates&#8217; attention is &#8220;romantic.&#8221; However, in society, men tend to see attentive, affectionate behaviour as appropriate only during courtship. After marriage a man often &#8220;battens down the hatches&#8221; emotionally. Although he may feel romantic, he stops acting romantic and turns his energy to such &#8220;masculine&#8221; concerns as making money.</p>
<h3>Keeping Romance in Marriage Alive</h3>
<p>Yet despite this basic difference, romance within marriage is possible. So if you feel your relationship has become stale, don&#8217;t panic and don&#8217;t give up &ndash; take action.</p>

<li><em>Make time for each other:</em> When you&#8217;re juggling the multiple demands of family, home and work it&#8217;s easy to let romance slide. She flatters him, makes him laugh and dwells on his good qualities. So be the &#8220;other woman&#8221; in your husband&#8217;s life. Tell him about his good side and watch your love blossom.</li>

<p>When they recall their &#8220;courtship&#8221; days couples remember thrilling embraces, electric kisses, an almost painful longing to be together. But strong passion almost always involves a lot of negative emotion: &#8220;He didn&#8217;t call me&#8230;will I lose him?&#8221; is part of the package.</p>
<p>In a mature relationship these feeling are laid to rest. Yes, the kisses may lose a little of their electricity too. But kindness, consideration and courtesy never lose their power to excite and attract. Small gestures that say, &#8220;I&#8217;m proud of you&#8230;I&#8217;m thinking of you&#8230;I&#8217;m glad we are together&#8230;&#8221; keep relationships vital and young. So buy the sexy lingerie if it appeals to you, but remember that, to a man in love, you&#8217;ll look beautiful even in your oldest flannel nightgown. 		<description><![CDATA[Sometimes, we still hope that our exboyfriend or ex-girlfriend still remember us. How could you know if he had forgotten you afterall?]]></description>
			<content:encoded><![CDATA[<p>Sometimes we still remember the ex-boyfirends or ex-girlfriends even though we had wanted to forget it. Wonderful memories that often make our minds drift back to old good times when were together with him. Then often arise in our minds, &#8220;Does he still remember me?&#8221;.</p>
<p>Giving up the departure of our belover sometimes still feels so hard, although parting had been going on since long. What signs indicate that a ex-boyfirends or ex-girlfriends had forgotten you?</p>
<p>1. Telephone number had changed.<br />If the ex-boyfirends or ex-girlfriends no longer wish to communicate, then he will replace phone numbers, without telling us the new phone number. Even he could move home or rented, so he can avoid meetings and communications with us again.</p>
<p>2. It&#8217;s clear our name from the list of friends on social networks.<br />This was done because he was no longer willing to contact with us.</p>
<p>3. Dispose of.<br />Everything that has ever been given to the ex-boyfirends or ex-girlfriends was no longer in his house. The former really want to forget us.</p>
<p>4. Have forgotten a birthday.<br />The former do not remember when our anniversary or birthday. Moreover anniversary or birthday of our closest relatives.B</p>
<p>5. Often shy away from the group.<br />When dating, we have close friends who often gathered together. But when it broke up, he did not want to be there again when assembled. Even if the invite, he had better avoid.</p>
<p>6. Be cool.<br />When you meet again, or just on the phone, cold attitude. Or even, he speaks only as needed.</p>
<p>7. Never ask about us.<br />After breakup, ex-boyfirends or ex-girlfriends&nbsp; was never again to find out our news from friends or relatives who know us. He even never again mention our names in an environment that was attached to us when we was dating.</p>
<p>8. Already have a new boyfriend.<br />ex-boyfirends or ex-girlfriends&nbsp; already has a new girlfriend, that means he was able to forget us. Although not entirely be forgotten, but perhaps this is the way so he could get someone who can replace our previous position.</p>

They offer services and take payment in cash only, they don&rsquo;t accept Bank payment, Demand draft or cheque because they know that if they deposit the money in Banks then they will have to pay the tax, although they have no problem in paying the tax, but with payment of tax the taxpayer is required to site the source of his income and since they take bribe and unnatural money they can&rsquo;t expose it so they avoid tax liability and keep themselves indulge into corrupt and unethical practices. Such frauds are committed by even famous lawyers and doctors, big politicians and ministers.  Company form of Business is Governed by companies act 1956 and also Income tax act 1981 imposes various rules on it to be followed. Unlike other business forms companies are required to publish the account of their daily business after the end of their business period, which could last ranging from 3 months to 12 months, in national newspaper. But most of the companies do it quarterly-that is once in every 3 months. It is obligatory for them to disclose the information of their business to general public. They are required to appoint an Auditor, who is a registered Chartered accountant or company secretary, he audits the accounts prepared by the company to check that company Is not indulge in any fraudulent activities and not manipulating its figures and providing accurate and relevant information to its users. Usually companies do not change their CA/auditor because after auditing he knows about all the intricacies and secrets of the company and in order to prevent leakage of such information, companies stick with the same auditor.  It is not like that if a company has an auditor, who is an outsider &amp;&nbsp; checks companies account, then it can&rsquo;t indulge in unethical or illegal acts. Company can also indulge in fraudulent activities. Like they can manipulate the figures shown in their accounts. They can inflate as well as deflate the figures. A company can deflate the figures of its profit in order to reduce the tax liability because tax is paid out of profit and if profit is reduced then tax liability shall be reduced ultimately. A company can inflate the figures of profit to show the users that company is doing well, and to earn goodwill in the market and to increase the prices of its securities in the market. But these are unethical activities and company act and SEBI(Security and exchange board of India) imposes various laws and regulation to keep such activities under control. Some board of directors, who have knowledge of increase in share price in future purchase shares immediately and sells them at a higher price later on. SEBI strictly bars this activity of <strong>insider trading by directors,</strong> in order to protect the interest of investors. Even the auditors can commit unethical acts by approving company committing illegal acts. Like it was done by private waters auditors house in Satyam case. In India Auditors do not face stringent punishment if found guilty. Satyam was specialised in engineering and product developing IT company, supply chain management, business process quality, business intelligence, enterprise integration, and infrastructure management. The company was founded by ramalingam raju. Raju along with his CFO and other management members showed inflated accounts (cash and bank balances and profits) to show higher profitability and higher cash reserves of Satyam. They inflated their profit from 69 crore to 169 crore to show good profitability of the company.<br /> Then, he also tried to use Satam&#8217;s money to buy his son&#8217;s company Maytas at a very high valuation.  <a href="http://s3.amazonaws.com/readers/2011/12/13/satyamscam1_1.jpg" target="_blank"><img src="http://s3.amazonaws.com/readers/2011/12/13/satyamscam1_1.jpg" alt="" width="320" height="209" border="0" /></a> Raju and his family diverted huge funds out of the company on the names of various business related expenses. They showed that employees provident fund amount was paid to 53,000 employees which was a wrong figure instead the actual figure was 40,000 employees, the funds of other 10,000 were diverted in formation of other companies under the name of Maytas. Satyam was a technical and IT related company. Its operating profit was just 3% while the good working other firms had 20-30%, if its operating profit was more, then also they were diverting the public funds to somewhere. No one could find out about the fraud. Even private waters which was Satyam auditor keeps on giving A+ rating to the company. They then took a big step and announced 100% stake in Maytas properties and 51% in Maytas infrastructure (which was a company of stayam&rsquo;s sons) for Rs.1.6 billion. SO they diverted that much funds into maytas This investment decision was in gross violation of the Companies Act 1956, under which no company is allowed without shareholders approval to acquire directly or indirectly any other corporate entity that is valued at over 60 percent of its paid-up capital. Raju illegally transferred huge funds from the company which belongs to the shareholders.  There is one more scam one should not forget.  <strong>Harshad Mehta scam </strong>Harshad Mehta was a registered broker in a stock exchange. He was indulged in buying and sharing of securities on behalf of customers. New scheme was launched by the central bank called ready forward (RF) which was a 15 day secured loan involving transactions from Bank to Bank. One Bank could borrow a short term 15 days finance from other bank by selling Government securities/shares or debentures, and after 15 days the borrower bank would purchase back the securities from the lender bank at a slightly higher price. These transactions are usually done through an intermediary called as broker. Broker used to perform all the steps on the behalf of both the bank, sometimes the borrower did not even know who the lender would be. Borrower bank used to sell the security to the broker who again sell it to the lender bank and in return the Borrower bank issues BR(bank receipt) as a proof that the payment has been received by a bank. Broker Harshad Mehta made a profit out of this system. He got fake BR(bank receipt) prepared from some local and small banks and sold the securities on his own to the banks. He used the Bank finance to purchase securities heavily which increased the Market price of the securities and strengthen the bull in the Sensex. Then he purchases the securities back from the bank after 15 day period of RF scheme and used to sell the securities again in the market at a higher market price. He succeed in channelizing funds from Banks. Sensex was rising and prices of securities was increasing. No one paid heed to such unusual thing. Then one day the scam exposed and market suffered a loss of Rs.4000 crore. Market crashed with a large amount, many banks were still holding the fake BR(bank receipts) and did not know what to do next. Many bankers of small banks who issued fake BRs committed suicide after the scam exposed. <p>It now seems that both vasopressin and oxytocin could be related to love in humans, after primate studies showed that single partner apes have, in the brain reward centres, more vasopressin, tan those with many sexual partners in their lives.</p>
<p>University College, London research pair Andreas Bartels and Semir Zeki located brain areas that, in humans are activated by romantic love. Their brain activity study found that, compared with brain activity involved in plain friendship. small area only is active in love, the one responsible for gut feelings, and in generating narcotic euphoria.</p>
<p>People supposedly deeply in love have different brains those of people feeling simply emotional, much more akin to those high on drugs, meaning that the same neural networks are in use during these very different activities, making it quite literally possible for humans to become addicted to love, when experiencing it fully.</p>
<p>The vasopressin-receptor gene shows a lot of variation in different humans, and future scientists could conceivably be able to predict the future fidelity, or likely lack of it in people by genotyping. Knowing as we now do, that tinkering with genetic inheritance, done with startling on prairie voles, strengthening partner attachments in these animals.</p>
<p>Recent research that involved scanning lover&#8217;s brains to help understand just what human love truly entails. Rutgers University scientist Helen Fisher believes love to be a three-tier process, lust, romantic love and long-term attachment, each tier with a completely unique chemical signal attached to it.</p>
<p>Montreal Concordia University Psychologist Jim Pfaus tells that the moments immediate following lustful sex, mimics in human brains, that induced by opiates intake. The chemical changes include higher levels of hormones serotonin, oxytocin, vasopressin and endogenous opioids &#8211; the body&#8217;s natural equivalent of heroin -&nbsp; all of which help relax the body and encourage bonding and pleasure. &nbsp;</p>
<p>Obsessive or romantic love induces people to home in on particular sexual partners, a state characterised by exhilaration, possibly even sharing neuro-chemical characteristics with manic depression. In truth, romantic love is undoubtedly one of the strongest human &nbsp;drives, more powerful than hunger, and all but impossible to satisfy, though it can become a long-term attachment.</p>
<p>This form of love encourages co-operation in raising children, calmness, secure feelings, and emotional union, even though all that nature intended for humanity was simple reproduction, love never taken into consideration. Love though, is about much more than simple genetics.</p>
<p>Humans learn constantly, from both sexual and social experience, that whilst arousal may come naturally, long-term mating success depends upon this social education, a reason perhaps why some people tend to date similar kinds of partner many times over in search of the right partner for life.</p>
<p>Humans may, some think, actually develop a kind of mental love map with maturity, a kind of blueprint of sorts, containing all the things they find attractive in others. This mental inner scorecard appears to be something people unconsciously employ to rate suitability, so the idea of &nbsp;humans having a hard wired genetic soul mate is actually a highly unlikely one.</p>
<p>In reality, love may be nothing more than a chemical state, genetic roots and environmental influences controlling it, a scenario that should, in theory anyway, make it possible to create more loving people, genetic roots in future answering questions about partner fidelity. Who gets a kick out of who and why is nothing more than a natural, special kind of chemistry, which of course, at heart we all knew already.&nbsp;&nbsp;</p>

<p>A Limited Partnership (LP) requires at least one general partner.  There are usually no requirements as to how many general and limited partners there are in each partnership.</p>
<p>A Limited Liability Partnership (LLP) may only be created by certain types of professional service businesses (i.e. doctors, lawyers, dentists).</p>
<p>In some states, another form called a Limited Liability Limited Partnership (LLLP).  Check your state laws as they vary.</p>
<p>Limited Liability Company (LLC) is a business structure allowed by state statute.  The laws vary greatly from state to state.  You should consult the applicable laws of your state.  Owners are referred to as &ldquo;members&rdquo;.  Some state even allow single owner LLCs.</p>
<p>Some type of businesses cannot operate as LLCs.  Banks and insurance companies are prohibited by law from becoming LLCs.  Check the laws to find out if your business type may qualify to be an LLC.</p>
<p>How is the LLC Taxed?  The LLC may either pay tax itself, or act as a pass through entity. A pass through entity is one that does not pay taxes.  Rather, the income is passed through to the owners who add the income to their individual tax returns.</p>
<p>Since LLCs are allowed by state statutes, the federal government does not have a special classification for them for tax purposes.  So an LLC may be taxed as either a corporation, partnership or sole proprietor.</p>
<p>Single member LLCs may choose to be taxed as a corporation or as an entity separate from its owner or a &ldquo;disregarded entity&rdquo;.  If you choose to be a disregarded entity, the LLC must obtain its own employer identification number and file its own returns under that number.</p>
<p>LLCs with two or more members may choose to be taxed as a corporation or a partnership.  Form 8832 Entity Classification Election if the form filed to make the election. 			<content:encoded><![CDATA[<p><strong><u>INTRODUCTION</u></strong>:</p>
<p>The basic difference companies and partnerships in relation to law of agency is in the fact a company is a legal entity distinct from the people who incorporated it, whereas a partnership has no such distinct legal personality.&nbsp; Consequently each partner is personally liable for all the obligations incurred by the partnership and each partner is generally regarded as an agent of all other partners, (Lindley on Partnership). This is an examination of&nbsp; the <strong>UK</strong> <strong><i>Partnership Act 1890</i></strong> &nbsp;( which is the basic law applicable in Nigeria as well) as it affects the general principles of the law of agency.</p>
<p><strong><i><u>CREATION OF AGENCY BY PARTNERSHIP</u></i></strong>:</p>
<p>Every partner is an agent of the firm&nbsp; and his other partners for the purpose of the business of the partnership (<i>Section 5 of the Act</i>). This implies that a partner is only agent for his partners when he is acting on behalf of the firm, not when he acts on his own behalf. <strong><i>Section 14 (1) of the Act provides</i></strong>:</p>
<p>&lsquo; <i>Every one who acts by words spoken or written or by conduct represents himself or who knowingly suffers himself to be represented, as a partner in a particular firm, is liable as a partner to any one who has on the faith of such representation given credit to the firm, whether the representation has or has not been made or communicated to the person so giving credit by or with the knowledge of the apparent making the representation or suffering it to made.</i>&rsquo;</p>
<p>Thus by <i>Section 14(1</i>), a person who holds out himself or represent himself or suffers himself to be represented as a partner, may be estopped from denying liability as a partner. &lsquo;Holding out&rsquo; is very relevant where there is a change in the constitution of the firm; <i>Section 36</i> of the Act provides that a person dealing with a firm after such change is entitled to treat all apparent members of the old firm as still being members of the firm until he has notice thereof. But this not apply to liability in tort: <strong><i>Smith V. Bailey (1891) 2Q.B. 403</i></strong>.</p>
<p><strong><u>SCOPE AND EFFECTS OF PARTNERSHIP</u></strong>:</p>
<p><strong><i>Authority</i></strong>: A partner&rsquo;s may be express, ratified, implied, or apparent, in the same way any agent&rsquo;s authority. <strong><i>Section 5 provides</i></strong>:</p>
<p><i>&lsquo;Every partner is an agent of the firm and his other partners for the purpose of the business of the partnership and the acts of every partner who does any act for carrying on in the usual way business of the kind carried on by the firm of which he is a member bind the firm and his partners, unless the partner so acting has in fact no authority to act for the firm in the particular matter, and the person with whom he is dealing either knows that he has no authority, or does not know or believe him to be a partner.</i>&rsquo;</p>
<p>This means the act of partner will bind other partners if he acted within the scope of his usual authority unless:</p>
<p>(i)&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; There was an express prohibition against such act, and</p>
<p>(ii)&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; The &nbsp;3rd party has notice of the express prohibition against such act, and</p>
<p>(iii)&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; The third party does not know the person with whom he is dealing is a partner or does not believe he is a partner..</p>
<p>Thus&nbsp; as long as the partner is acting within the scope of his express or implied authority, he will make his other partners liable on contracts he made, unless his authority is limited and the 3rd party has notice of it or the contract is apparently not for purpose connected with the firms ordinary course of business.</p>
<p>However a person admitted as a partner into an existing firm does not thereby become liable to the creditors of the firm for anything done before he became a partner; nor is firm liable for what the new partner did before he joined it.</p>
<p><strong><i>CONTRACTS &amp; TORTS</i></strong>: In contractual liability where all parties are jointly liable (<i>not severally</i>); however in <i>tort</i>s, <i>Section 12</i> makes every partner jointly and <i>severally</i> liable for injury or lost suffered under <i>Section 10</i>&nbsp; which provides:</p>
<p>&lsquo;<i>Where by any wrongful act or omission of any partner acting in the ordinary course of business of the firm, or with the authority of his co-partners, loss or injury is caused to any person not being a partner in the firm, or any penalty incurred, the firm is liable therefore to the same extent as the partner so acting or omitting to act.</i>&rsquo;</p>
<p>&nbsp;In case of misappropriation of money received by the firm in course of business, the partners are jointly and severally liable<i>. </i></p>
<p><i>Section 11 provides: </i></p>
<p>(<i>a) &lsquo;Where one partner acting within the scope of his apparent authority receives the money or property of a 3rd and misapplies it and&rsquo;</i></p>
<p><i>(b) &lsquo;Where a firm in the course of its business receives money or property of a 3rd person<strong> </strong>and the money or property so received is misapplied by one or more of the partners while it is in the custody of the firm; the firm is liable to make good the loss</i>.&rsquo;</p>
<p><strong><u>TERMINATION OF PARTNERSHIP RELATIONSHIP</u></strong>:</p>
<p>Where a person is held to be a partner by estoppel, Section 14(2) provides:</p>
<p>&lsquo;<i>Where after a partner&rsquo;s death, the partnership business is continued in the old firm&rsquo;s name, the continued use of that name or of the deceased partner&rsquo;s name as part thereof shall not of itself make the executors or administrators estate or effects liable for any partnership debts contracted after his death</i>.&rsquo;</p>
<p><i>Section 15</i> provides that an admission or representation made by a partner in respect of partnership affairs, and in the ordinary course of its business, is evidence against the firm.</p>
<p>Death and bankruptcy terminate the liability of a partner unless he still &ldquo;appears&rdquo; to be a member of the firm. Insanity on the part of a partner, at least if not known to the outside world, will not affect his liability or his power to bind the firm. By <i>Section 17(2</i>); a partner who retires from a firm does thereby cease to be liable for partnership debts or obligations incurred before his retirement.</p>
<p>While the partnership relationship subsist, the duties of the&nbsp; partners inter se resemble the duties of an agent to his to his principal and vice versa. But certain sections of the Partnership Act 1890, specifically state or affect those duties (<i>Sections 24 &ndash; 29</i>). Thus there is no right to remuneration. But there is a right to indemnity and a duty to contribute towards the losses of the firm. There is also a duty to render accounts and a duty not to compete with the firm. There is further liability for secret profits. In a nutshell, generally speaking, each partner owes a duty of fidelity to the other partners and the firm.</p>

			<content:encoded><![CDATA[<p>Being married for 20 years, people often ask me what&rsquo;s the secret. I have many answers and you may get any of them depending on the day and my mood, but recently I&rsquo;ve been thinking more and more about the true nature of a long long-term relationship and I was motivated and moved to write a bit about it.</p>
<p>I&rsquo;d have to say there are several factors involved in remaining in a relationship so long. Leaving aside that my husband and I have known each other our whole lives and were friends to begin with, I believe that friendship is among those factors and is important to develop. For if you do not think first of your mate as your friend then there is often a lapse in the respect levels you offer one another.</p>
<p><a href="http://sisterjinx.files.wordpress.com/2011/08/100_3715.jpg" target="_blank"></a>I think being a friend to each other is extremely important when getting through rough spots, and we all have rough spots. One tool John and I used to use was this. When we were arguing or needed to have a serious conversation that could lead to an argument we would often stop and say &ldquo;honey, I need us to just be friends right now so that I can discuss this with you openly&rdquo;. Most of the time that worked very well for us.</p>
<p>Another factor of remaining in a long long-term relationship is commitment. I know you might think this sounds like common sense, but really I think people often take this for granted and then do not give it the importance it deserves.</p>
<p>When I went into this relationship I decided right from the beginning that this was it for me and he did too. Commitment via vows or promises to each other is one step but you have to make that commitment to yourself and to your future as well. This is where it helps to be both patient and stubborn.</p>
<p>There will be times when your relationship feels like a failure or feels too hard. Those are the important moments. Most times these are simply growing pains and if you are patient and a little stubborn then you will get past them together and be better for it.</p>
<p><a href="http://sisterjinx.files.wordpress.com/2011/08/1-vamps.jpg" target="_blank"></a>Here is where the next factor comes in. That one is Communication! I cannot say that one is more important than the others but Communication is certainly a big one. Being friends helps with the communicating but it&rsquo;s not everything. Love helps with the patience, but it&rsquo;s not everything.</p>
<p>Some of the communication issues you will have initially are misunderstandings. I can&rsquo;t tell you how many times John would be joking with me about something and I didn&rsquo;t understand the dry humor or the sarcasm and got hurt and offended. I would then begin to cry and he would get upset because I misunderstood him. It took years before we worked out what the other person meant all the time or knew instinctively that certain things were simply going to upset the other and best to either say them differently or not at all.</p>
<p>So this takes practice and being aware of your spouse and yourself. Watch how your words affect your significant other. See if different words are helpful in different situations to learn the best way to communicate with one another.</p>
<p>Remember that doing anything well takes practice and in practice there will always be mistakes as well as accomplishment. In those moments of mistake by either yourself or your partner keep in mind that it is just a mistake. Allow the love within you to provide forgiveness for both parties. One wonderful tool for getting past those mis-steps is to bring a picture into your mind and heart of a recent accomplishment or good moment. Something you or your partner did right or wonderfully. This will allow you to bring a warm feeling of love back into a difficult moment and help you to get past it.</p>
<p>As well, one thing that I find is often difficult for people in a loving relationship is to say &ldquo;I&rsquo;m Sorry&rdquo;. I don&rsquo;t know why this is so hard to do with those we love and often not so hard with those we simply are friends with but it can be. These words when said with true understanding and conviction can make all the difference in the world. It can change a bad day into a good week. Saying them just for the sake of saying them will be seen and understood as empty and meaningless by the recipient, but saying them with the understanding that there was a wrong done or at least perceived and with the true feeling that you wish the other to forgive and not feel so hurt can change night to day.</p>
<p>These are some of the base factors in keeping a long-term relationship going for the long haul, but there are many more. And certainly these are ones that need to be worked at right from the beginning. As you grow together both you and the relationship change and therefore the needs of you, your partner and your relationship will change as well.<br />I&rsquo;m leaving this with you as a beginning. However I hope to write future articles that address both the needs of the beginning and the growing relationship further.</p>
<p>So as I end this I will remind you that we are all only human and that even in a loving relationship mistakes can be made. Friendship, Commitment, Communication, Forgiveness, Patience and those little words &ldquo;I&rsquo;m Sorry&rdquo; can go a long way to keeping you on the road to forever.</p>

<p>Background</p>
<p>Two people are living together, C and D.  C has a partnership set up to own assets.  D has an IRA with money.  C has no money.  C and D are not related.</p>
<p>Idea</p>
<p>D’s self directed IRA loans money to C’s partnership to buy an asset to rent out. </p>
<p>How It Works</p>
<p>D has to go shopping for a third party servicer who offers “self directed IRA” services.  D opens and IRA with ABC service provider.  D directs ABC to draw up a loan agreement with C’s partnership and gives them the terms.</p>
<p>Once the loan agreement is executed, ABC service provider will send the money loaned to C’s partnership. C’s partnership now purchases the asset.  C’s partnership will begin repaying D’s IRA via ABC service provider in one month.</p>
<p>Why It Works</p>
<p>If you have an IRA, you cannot ‘touch’ the assets or co-mingle them with other assets you own without triggering tax consequences.  Or with any of your relative’s assets.  C and D are not related.  D does not own any interest in C’s partnership.  C does not have any interest in D’s IRA.  The transactions are being handled through an unrelated third party service provider (ABC).</p>
<p>D’s IRA earns interest income.  C’s partnership has the ability to purchase an income producing asset.  The income allows C’s partnership to repay D’s IRA per the agreed upon terms.</p>
<p>This is just one simple example of many that may be utilized.  The third party servicer will help you with what transactions you can invest in.  There are some prohibited transactions.</p>
